LotAnalyst is an automated screening tool. Every report, score, verdict, and reference offer it produces is an estimate generated from third-party and public data sources, interpreted in part by AI models. It is not legal, engineering, surveying, appraisal, tax, or investment advice.

Verify before you buy

Always independently verify any result before making an offer, signing a contract, or closing on a property. At minimum, confirm the following with the authorities and licensed professionals who have jurisdiction:

  • Zoning district, minimum lot size, setbacks, and variance history — county or city planning & zoning.
  • Septic feasibility, perc tests, and well permits — county environmental health department.
  • Sewer and water availability, tap fees, and capacity — the local utility provider.
  • Flood zone, wetlands, streams, and buffers — FEMA maps, a surveyor, and/or an environmental consultant.
  • Legal access, easements, right-of-way frontage, covenants, and title condition — a real estate attorney or title company.
  • Acreage, boundaries, and topography — a licensed surveyor.
  • Value and comparable sales — a licensed appraiser or broker.

Data limitations

Public records, GIS layers, listing remarks, and market data are frequently incomplete, delayed, or inconsistent between agencies. Ordinances change, parcels get split or combined, and listing descriptions may contain errors. AI summarization can also misread or omit details. As a result, a report may describe a parcel as buildable when it is not, or flag a parcel as non-buildable when a variance, grandfathered status, or newly available utility would permit construction.
