Everything you need to run LotAnalyst day to day — from your first sign-in to managing a shared Team workspace.

How to sign in

  1. Go to lotanalyst.com and click Sign in.
  2. Choose Continue with Google for the fastest route, or enter your email and password to create an account.
  3. If you signed up with email, confirm your address from the verification email before your first search — unverified accounts can't run reports or accept workspace invites.
  4. After signing in you land on the dashboard. Forgot your password? Use Forgot password on the sign-in screen and follow the reset link.

Tip: sign in with the same method every time. A Google sign-in and an email/password sign-up on the same address are treated as one account only when the email matches exactly.

  1. From the dashboard, type a full address into the box labeled Enter a property address to get started.
  2. Include city and state for best accuracy — for example 1292 Smyrna Rd SW, Conyers, GA 30094. We currently cover Georgia metro and surrounding counties most deeply.
  3. Press Analyze. The report deck opens with the parcel map, lot size, zoning, buildability verdict, feasibility score, and an acquisition blueprint.
  4. Scroll the deck for detail cards: buildability blockers, flood and soil data, deed restrictions, and the reference offer range.

Search credits. Every analysis consumes one search, even if you re-run the same address — each run fetches fresh data. Your remaining balance shows in the top bar. Free accounts get 3 searches per month; paid plans and the one-time Single Report add-on top you up. If a search fails with an error, the credit is automatically refunded.

Free accounts see the high-level results — lot size, zoning designation, and a Preliminary Check badge. Detailed blockers, FEMA flood overlays, USDA perc ratings, and deed restrictions unlock on a paid plan. See pricing.

How to save an analysis

  1. Run a search so the report deck is open.
  2. Click the Watchlist (bookmark) button in the report header. The parcel and its analysis are stored in the workspace you're currently in.
  3. The button switches to In watchlist once saved — that's your confirmation.
  4. To keep a copy outside the app, use Export PDF (download icon) next to it and print or save as PDF.

Reopening a saved report does not cost a search. Only a brand-new analysis does.

How to access your watchlist

  1. Saved parcels appear in the left sidebar under Saved Properties.
  2. Click any entry to reopen its full report deck — map, scores, and blueprint included.
  3. On narrow screens, open the sidebar with the menu icon in the top-left, then pick a property.

The watchlist is scoped to the active workspace. If you're a Team member, switch workspaces (top bar) to see the shared list versus your private one. A brand-new account starts with an empty list.

How the Team plan works

The Team plan adds a shared workspace on top of your private one. Inside it, saved parcels, analyses, and watchlist entries are visible to everyone you invite, so your whole acquisitions team works off the same pipeline.

  • Shared watchlist — every saved lot and report is visible to all members.
  • Roles — owner and admins can invite, revoke, remove members, and rename the workspace. Regular members can view and save.
  • Billing — per seat on the Team subscription, managed by the workspace owner.
  • Shared search capacity — searches are billed to the workspace. Invited regular members don't stack a separate free allowance on top; admins/owners keep their own allowance, and anyone with their own paid plan or credit pack keeps that balance.

Manage all of this from Team settings (/team) once you're on the Team plan.

Inviting teammates

  1. Open Team settings from the account menu.
  2. Under Invite a colleague, enter their email address.
  3. Click Send invite. You'll see a "Invite sent" confirmation and the email appears under Pending invites.
  4. They receive an email with an Accept invitation button and a note to go to https://lotanalyst.com/ to sign in and access the shared workspace.
  5. Once they accept, they move from Pending invites to Members automatically.

Invite the exact address they'll sign in with. Invites are single-use, tied to that email, and expire — if one lapses, just send a new one.

Revoking access & removing members

  • Pending invite (not yet accepted): in Team settings, find the email under Pending invites and click Revoke. The link stops working immediately.
  • Existing member: in the Members list, click the remove (trash) icon on their row. They lose access to the shared workspace and its saved parcels right away.
  • Removing a member never deletes their private workspace or their own saved reports — only shared access is withdrawn. Their personal free allowance also becomes active again.

Only the workspace owner and admins see these controls.

Renaming a workspace

  1. Open Team settings.
  2. Click Rename next to the workspace name.
  3. Type the new name (for example Acme Land Group) and save.

The new name updates instantly for every member, including in the workspace switcher.

How invited users access the shared workspace

  1. Click Accept invitation in the invite email.
  2. If not signed in yet, create an account or sign in at lotanalyst.com using the same email the invite was sent to, then confirm the address.
  3. Acceptance completes automatically as soon as you're signed in — no need to reopen the emailed link.
  4. Back in the app, use the workspace switcher in the top bar and pick the shared workspace by name. The team's Saved Properties list loads in the sidebar.

If the workspace isn't listed, refresh the page — membership is re-checked on load and pending invites for your verified email are completed then. Still missing? Confirm you're signed in with the invited email, and ask the admin to re-send the invite.

How invited users access their personal workspace

Every account also has a private workspace called My workspace, created at signup. Joining a team never replaces it.

  1. Open the workspace switcher in the top bar.
  2. Select My workspace.
  3. Anything you save here is private to you and invisible to the team.

The switcher only appears when you belong to two or more workspaces, which is why solo users never see it. Note that invited regular members have no personal search allowance while they're on a shared workspace — run analyses from the team workspace, or add your own plan or Single Report credit to search privately.
